6 - The Moirisville and Preston Progress, Wednesday, July 26,1995 Southport renting faster than they can build By DAVID LEONE Hie McwrisvUle Town Board has approved a site plan ftM the 10th of 11 buildings at the site of the Southport Business Park on Avia tion Parkway. Building 10 will be flex space, which means any mix of office and warehousing can be made available to renters. The site plan shows 63,774 square feet of leasable area, divided into 14 suites. Whereas it is possible for Southport to rent to 14 separate businesses, the suites aren’t permanent and are only walled up after the renter has determined how much square footage of space is needed. Dee Hallyburton, who is leas- ing^narketing direaor for Soutb- pc^ described the building as sort of the new model for leasable of fice/warehousing. Hallyburton cited a recent trend toward the need for more office space. TlietefcBe, building 10 was designed with 16 dock doOTS — three of which are sharedfor smaller offices. According to Hallyburton, South- port purchased the 43 acres that its nine buildings now stand on e^t years ago. Southport r^idly filled with businesses needing the flex space which was a new concept in the 1930s, she said. Hus concept attracted big nume. businesses such as IBM, AT&T, Honeywell and DHL Worldwide Express, all of which are located in the business park. "The leasing activity is very healthy in this market right now," Hallyburton said. Southpcnt is renting as fast as structures are going up, she said. The business park’s proximity to Research Triangle Pa*, Raleigh- Durham International Airport and 1-40 are a big bonus for companies with shipping needs.- "If you’re an Otis Spunkmeyer, you have to get your cookies out," Hallyburton said of another of the park’s businesses. Hallyburton listed computer- oriented businesses as making up about 25 percent of*Southport’s renters. M^cal-oriented facilities also take up much of the space. Transportation, light assembly and distribution-oriented companies fill up most of the rest. ThCHigh the business park has only one lot training for develop ment, Southport has purchased and is under contract for apjx'oximately 17 acres of land across Aviation Parkway. Site plans for a subdivision and one building are currently being reviewed by town plannws and are expected to be ^cussed at the planning board meeting Aug. 24. Shannan composed the words and music to a song she entitled "Dare to Discover.” She has performed the song before the Northwood PTA as well as the student body. Her prizes included a medallion, certificate, a book and computer software. The Reader’s Digest As sociation is donating a book to the Northwoods school library in her honor. The Morrisville Chamber of Commerce has renewed its office lease for another year. Under terms of the contract be tween the chamber and the Town of Morrisville, the chamber will lease the building at 222 North Church St. through June 1996. After that, the lease will be on a month-to- month basis unless it is canceled or renewed. Originally a church and later the Town Hall, the building is being leased to the chamber for $1 a year. Ray Lech, president of the cham ber, says the chamber continues to explore the possibility of building its own office or leasing another fa cility. The Church Street facility has props under the trusses that support the roof, but is considered safe for occupancy on a short-term basis. Chamber members have agreed to a board of directors’ proposal to increase the number of board mem bers from 12 to 18. The 50 percent expansion will enable the chamber to have more segments of the business com munity represented on the board. Board members will serve three- year terms on a staggered basis, with six new manbCTS elected each year. To implement the change, the nominating committee will offer a slate of six nominees for three-year tCTms, two for two-year terms and two for a one-year term.
