Last week information was
given in this column on the
food outlook for 1962. This
week, you have a summary of
the outlook for housing and
house furnishing for 1962
MOUSING
Situation:
Residential construction has
contributed greatly to the bus
iness recovery begun in March
1961. Private housing starts
w.ere at an annual rate of
slightly less than 1.4 million in
September 1961, and farmi
housing starts were higher for
each month, April through Au-^
gust 1961, than in the corre
sponding months of 1960. Hous
ing prices increased 0 4'', dur
ing 1961.
Outlook
The building trade predicts
1.4 million housing units to be
built in 1962, a fi': to ?*t in
crease over 1961. The Mousing
Act of 1961 has made loans
easier for low and medium
low income families through (
the Federal Housing Admin
istration and the Farmers Home
Administration. Easier loans
coupled with an expected 9
in 1961 and the same in 1962
offer unprescedented opportun-'
ity for rural housing improve
ment in 1962.
HOUSE FURNISHINGS
AND EQUIPMENT
Situation
Furniture prices remained
rather steady during the past j
year. Slight increases were
seen in some areas due to the j
increase in labor. The retail j
sales were lower during the
first seven month period. Dur
ing the later part of the year j
a recovery was made and the I
sales were greater than the |
same period of the previous;

year.
Appliance prices have declin
ed uninterruptedly since mid
1951 and are now 2.4 per cent
lower than in September, 1960,
due partly to the influence of
discount houses. Price cutting
started at the manufacturers
level; retailers hae been quick
to pass on the savings. Stocks
are ample and competition is
still rugged
Outlook
Present supply in furniture
is expecter to improve. Lumber
and textile costs are creeping
up and this is expected to in
fluence furniture prices during
the next year. 1962 may bring
a halt to price decline in ele
' trical appliances. Five manu
j facturers have announced price
increases ranging from 3 to
15 per cent to their distributors,
j They attribute the increase to
i the rising cost of materials
i and labor. Whether the distrib
| utor passes on this increase to
! the consumer will depend on
j demand. In summary, most in
! dications seem to justify a
! fairly optimistic view of 1962,
; Although the t end in prices,
! in general, will likely continue
! upward, the rate of increase is
| expected to be moderate and
supplies of goods and services
will be quite adequate.
