Two representatives of the N.C.
Department of Insurance will answer
questioas about new coastal building
regulations at the next meeting of the
South Brunswick Islands Home
Builders Association, said George P.
Stanford, president.
The meeting will be held Monday,
Nov. 25, at 6:30 p.m. at Harbortown
Restaurant in Calabash. The
business session will start at 7 p.m.

that take effect Jan. 1 and to draft
questions for Monday's meeting,
Stanford said. "We wanted to be able
to make the best use possible of the
time we will have Monday. We need

A chief change relates to pilings,
which must be sturdier and set
deeper and closer together than currently
required in some areas. Where
three rows of pilings can now be used,
four rows will be required.
One item the home builders have
questioned, Stanford said, is a requirement
for "X" bracing pile foundations
for dwellings of two or more
stories or where the height from
ground to sill, beam or girder exceeds
10 feet. At least two rows of piling
are to be "X" braced in each bay
and each direction. The association
question" the relationship of the
bracing to pressure on the foundation.
The local home builders' group opposed
most of the code changes, saying
they would not be in the "best interests
of consumers, contractors,

The state insurance department
has estimated the changes would increase
the cost of building on the
coast by several thousand dollars for
a typical home, noting that numy of

Two exceptions to the proposed
standards would be allowed for some
previously platted lots that could not
be used if the standards were followed
strictly. Single family residences
could be built on lots platted as of July
1, 1985, if they meet specific setback,
vegetated buffer, size and paving
requirements.
