NOTICE OF ADOPTION OF AN
ORDINANCE
The Town Council of the Town
of Southern Pines do enact an Or-
diance amending the Zoning Or
dinance of the Town of Southern
Pines as follows;
Be it ordained and established
by the Town Council of the Town
of Southern Pines at regular ses
sion assembled this the 8th day of
May, 1956.
SECTION I.
In Section III—^Boundaries of
District, A. Residence 1, (1), Be
and is hereby amended to read as
follows; All of the area east of the
• east boundary line of Ridge Street
and Ridge Street if extended from
the south Town limit line to the
south boundary of East Delaware
Avenue and thence easterly to the
east city limit line.
SECTION II.
In Section IV—^Residence 1 Dis
tricts, B. Building and Area Reg
ulations, (3), (4), and (5), Delete
the words “main building” and in
sert in lieu thereof “any building,
structure, part of building or
structure, car port, or porch.”
SECTION III.
In Section IV—Residence 1 Dis
tricts, B. Building and Area Regu
lations, (5), Deletfe the words
“twelve (12)” and insert in lieu
thereof “16% of the total lot street
frontage but in no case less than
12 feet and a maximum side yard
requirement of 30”.
SECTION IV.
In Section IV—^Residence 1 Dis
tricts, B. Building and Area Regu
lations, (7), Strike out the words
“not less than 1200 square feet”
and insert in lieu thereof “not less
than 1500 square feet”. In the
area of Knollwood Heights as de
fined and included on the map by
W. J. Johnson, September, 1927,
there shall be a living area of not
less than 1750 square feet..

In Section V—^Residence 2 Dis
tricts, B. Building and Area Regu
lations, (4), Strike out the words
“main building” and insert in lieu
thereof the words “any building,
structure, part of building or
building or structure, car port, or
porch.”
SECTION VI.
In Section V—^Residence 2 Dis
tricts, B. Building and Area Regu
lations, (5), Delete the words “The
requirements shall be the same as
in Section IV, Subsection B 5” and
insert in lieu thereof “There shall
be a side yard for every building,
structure, part of building or
structure, car port, or porch. The
minimum width of any part of any
side yard shall be twelve (12)
feet”.

In Section VI—Residence 3 Dis
tricts, B. Building and Area Regu
lations, (1), (2), and (3), Strike out
the words “main building” and in
sert in lieu thereof the words “any
building, structure, part of build
ing or structure, car port, or
porch.”
SECTION VIII.
In Section IV—^Residence 1 Dis
tricts, D. Building and Area Regu
lations; include and add a section
(8) to read as follows;
(8) Required lot frontage—
each and every building shall
have total frontage on a pub
lic street accepted by the
Town of Southern Pines in
the amount of no less than the
total frontage of the required
side yau’ds plus the frontage
of the main building.

In Section V—Residence 2 Dis

lations; include and add a section
(7) to read as follows;

In Section I “Living Area” shall
be defined as that area consisting
of the outside dimensions of the
dwelling exclusive of porches, car
ports, and outside storage areas.
Basements and other areas below
the surface of the ground shall not
be included as living area.
