Alexander Selling your home? What is it really worth? Real estate ex- perts no longer consider the simple market price as the bot- tom line figure. In deciding the true dollar value of your home, you must first consider the financial conditions that accompany the sale. This will help you determine the “‘cash- equivalency appraisal’, which is probably a more accurate | figure than the basic market price. For example, if the seller must offer the buyer below-market financing in order to close : the deal, the cost of the financing must be subtracted from the contract price in order to ar- rive at the true market value. Even if the seller added the cost of his financing to the market price, the true cash equivalency value of the property is lower than he thinks. As interest rates fall, fewer sellers need to subsidize their buyers. This shift away from owner-financed sales has been a benefit to them. As one major appraiser says, ‘‘sellers are able to walk away from the table with more dollars in their pockets.” : Put more dollars in YOUR pocket. Copper bracelets for arthritis are making a comeback. Researchers now tell us that adequate intake of copper tends to curb arthritis and, in addition, helps aspirin work. Copper bracelets have always been attractive. Now, we're looking for renewed demand just before Christmas! Many Americans, it seems, have marginal deficiencies of numerous trace elements, including copper. As a result, our susceptibility over a lifetime to aging diseases such as arthritis apparently increases. Look to your profesional pharmicist for health information. We keep you abreast.
