more, today, prospective buyers
are arranging professional in-
spections by structural engineers
before they take title. The report
of the engineer on the condition of
the property may determine
whether the buyers will buy, and
at what price. Some “faults” are
normal wear and tear; others
may be grounds for negotiation

called in on a new listing, we look
over the property critically, with
two aims in mind. First, of
course, we must estimate what
the property will bring on the
market. Second, and just as im-
portant, we have to know what
the house needs—whether there
are maintenance or appearance
problems that make it less
salable or reduce the price a
buyer will pay.
Most often, we can recommend
the sprucing-up that will make a
property more desirable. We'll
point out the minor repairs and
cosmetic improvements that add
to a home’s value. Sometimes we
advise against extensive im-
provements that will not pay for
themselves in increased market
value.
