A home improvement
is any work done on your
home that adds to its val
ue or prolongs its life ap
preciably. Work that
upgrades your home’s en
ergy efficiency (by reroof
ing or adding insulation,
for example) are consid
ered home improve
ments. (Repairs are those
tasks which involve fixing
things like broken win
dows or chipping plaster
to help maintain your
house in good working or
der. Repairs that contrib
ute to a more extensive
project, such as remodel
ing or restoration, can be
included in the overall
category of home
improvement.)
One way the costs of
home improvements of
fer a tax break is by help
ing you reduce the
amount of capital gain
you net when you sell
your home. Another way
home improvement ex
penses can improve your
tax situation involves the
way those improvements
are financed. The interest
expense on home equity
loans used to pay for
home improvements is
generally fully deductible
using Schedule A. That
means you can convert
the equity in your house
into cash to help you im
prove your home and in
crease its market value —
and get an extra tax de
duction in the process.
(Since 1990, interest on
consumer loans is no
longer deductible.)
