Written Rental Arrangements Needed Under Acredge-Poundage The first recommendation farm management specialists have for both tenant and landlord in farm rental situations is “get it in writing.” A written rental arrangement can be the best insurance against misunderstandings between the landlord and tenant. The writ ten lease, in effect, answers questions before they have to be asked. The written agreement be come particularly important in renting tobacco under the acre age - poundage program. Where there isn’t a renewal of a lease, this can create astic ky problem concerning overpro duction carryover and under production poundage carryover. Clyde Weathers, extension ec onomist and farm management specialist at North Carolina State University at Raleigh, points out another aspect of the problem. “In the case of the landown er with several tenants, some landlords will want to allow a tenant to sell other tenants sur plus tobacco,” he commented. Weathers suggests the mini mum requirements for any to bacco lease as these: be in Writ ing; speciflcies how expenses and returns' wfll be shared; gives length of lease and how termi nated; states number of acres to be planted and number of pounds sold; provides for,un derproduction and1 overproduc tion of tobacco; specifies if one tenant will be allowed to sell other tenant’s tobacco; provides for any compensation to be paid when lease is terminated; states how misunderstandings will be settled. More than 75 exhibitors, many of them showing several pieces of equipment, are expected to be on hand. The exposition will be limited-to equipment that will be used within the farm gate. “The whole purpose of the ex position is to stimulate profit able farm mechanization,” says Howard Ellis, extension agricul tural engineer at N. C. State. “We have made spme progress in farm mechanization,” Ellis added. “But we can’t stop now. If we are to remain competitive, we must look for new cost - cut ting efficiencies.”. Ellis says that similar mater ials handling expositions were started in other areas, mainly the Midwest, seven years ago. Some of them have attracted as many as 30,000 people. “We need the same kind of interest ni North Carolina,” El lis continued. ‘We want pro gressive farmers and agri businessmen to look over the new, equipment that is coming on the market.” Many of the exhibitors will be showing their wares in the South for the first time. Categories of equipment to be displayed in clude automatic fencers, barn cleaners, blowers, building ma terials, bulk tobacco barns, con trols, conveyors, clutters, crop dryers, electric switches, ensil age unloaders, fans, feeders, feed mills, feed mixers, lighting, load ers, milking machines, poultry equipment, pumps, sprayers and water supply equipment. The exposition is being spon sored by N. C. State University and the state’s electric power suppliers in cooperation with other agricultural agencies and groups.
