rr Page 16A - THE KINGS MOUNTAIN HERALD - Thursday, May 9, 1985 Developer Interested In Giving KM New Life From Page 1-A specializes in downtown real estate development. ‘We did $38 million in downtown development in 1984 and plan to expand to $250 million in 1985’, he said. ‘‘More than half of that will be in North Carolina.” ‘It sounds too good to be true but Kugel has created a lot of excitement,” said one businessman atten- ding the Tuesday meeting. Mayor John Henry Moss said the proposal by Kugel will give downtown a shot in the arm and Economic Development Director Gene White said that Kugel is the first person willing to ‘‘put his money where is mouth is.”” “We create rather than look for markets’, Kugel said. ‘“We want it to go because we have as much at stake as anyone.” Kugel says he prefers renovating historical buildings because of tax ad- vantages but he does not ex- clude new construction. ‘‘We have the organization, finan- cial backing and experience to get the job done,” he said. White said that economic development officials fear that downtown revitalization efforts across the state, in- cluding Kings Mountain, will be hurt with the end of low in- terest loan pools and tax ad- vantages in December 1986. The Kings Mountain program would have no government assistance and be financed by the private sector only in the financial and business com- munity. Critical ingredients for success would include a strong and involved Chamber of Commerce or similar organization and committed business community. Mayor Moss says that the Revitalization Steering Com- mittee will meet again soon to review the proposals and make a decision on the next step to take in an innovative approach to downtown renewal. Other speakers will probably be called in to add expertise. The Mayor envisions revitalization as remodeling, restoring of older buildings and building new buildings along with bringihg in new in- dustry to occupy the new buildings. He also envisions that a full time manager to promote downtown renewal will be hired and function as a mall manager. “If everyone will put forth a dynamic ef- fort to revitalize downtown, this program can succeed. We should not sell ourselves short of having a viable downtown Kings Mountain,’ he said.
